Rick Hunter    |    Senior Associate
Rick Hunter effectively utilizes his extensive background in policy development to provide professional planning advice to various municipalities, special interest groups, government agencies and private landowners. 

Mr. Hunter is a specialist in demographic analysis, policy development and municipal planning programs. He is an expert in the preparation of official plans, zoning by-laws, and community plans, and is involved in a full range of municipal planning activities, from research and policy formulation to processing development applications. 

Mr. Hunter has a solid track record with private sector planning, developing subdivision and condominium proposals, consents, zoning and official plan amendments, site plans and site evaluation reports. 

He is an effective witness at the Ontario Municipal Board. 

Rick Hunter completed an Honours B.A. from Brock University in Geography and Urban Studies, and completed coursework in Planning at the Masters level at Queen's University. He is a member of the Canadian Institute of Planners (CIP) and the Ontario Professional Planners Institute (OPPI).

Margaret Walton    |    Senior Associate
Margaret Walton draws on her extensive experience in community and land use planning to provide professional planning advice to municipalities, government agencies and private clients. 

Mrs. Walton is considered a leading expert in agricultural planning, with a focus on promoting protection, management and support of this vital land use in the face of development pressures and a changing economy. 

Mrs. Walton has a broad range of experience in the public sector, coordinating the preparation of strategic plans, official plans and zoning by-laws. She is a skilled presenter, speaker, negotiator and facilitator, and has been consistently successful in defending her work before the Ontario Municipal Board. 

Margaret Walton has a Masters Degree in Planning and a Bachelors Degree in Geography from Queen's University. She is a member of the Canadian Institute of Planners (CIP) and the Ontario Professional Planners Institute (OPPI).

Greg Corbett    |    Partner/Senior Planner
Since joining Planscape in 2004, Greg Corbett has provided professional planning advice to both the public and private sectors. With his extensive municipal planning experience, both at the local and regional levels, he continues to support the public sector by delivering strategic and land use planning advice to a variety of municipalities. 

Mr. Corbett has extensive experience representing municipalities in a variety of settings, liaising and facilitating communication with the general public, special interest groups and numerous government representatives. Mr. Corbett has prepared and provided evidence as a qualified expert planning witness at a number of Ontario Municipal Board Hearings on behalf of public and private sector clients. These hearings have dealt with a diversity of matters from minor variances to comprehensive zoning by-laws. 

In addition to his municipal work, Mr. Corbett is involved in a full range of planning activities in the private sector, processing all types of development applications from minor variances to subdivisions and major commercial developments. 

Greg Corbett completed a Masters Degree in Urban and Regional Planning from Queen's University and an Honours B.A. in Geography and Environmental Studies from Brock University. He is a member of the Canadian Institute of Planners (CIP) and the Ontario Professional Planners Institute (OPPI). 

Stefan Szczerbak    |    Partner/Senior Planner

As Partner, Stefan Szczerbak draws on his lengthy municipal and conservation authority experience to provide professional planning advice to all our private and public sector clients.  Having worked in smaller municipalities, he has a solid understanding of the intricacies within a municipal environment when processing all types of development applications.

Mr. Szczerbak is an expert in Community Planning Permit (formerly known as Development Permit) Systems and Recreational Cottage Country Planning.  He played an integral part in implementing the Provinces' first Development Permit System for waterfront properties and fully understands how to navigate change management at both municipal and private property perspectives.

Mr. Szczerbak has extensive experience in negotiating and processing development applications from development permits, minor variances and re-zonings to subdivisions and commercial developments.  He has also prepared and provided evidence as a qualified expert planning witness at many Ontario Municipal Board Hearings, pre-hearings and had successfully negotiated settlement agreements.

Stefan Szczerbak has a Masters Degree in Rural Planning and Development, a Bachelors of Science Degree in Natural Resources Management from the University of Guelph.  He is a member of the Canadian Institute of Planners (CIP) and the Ontario Professional Planners Institute (OPPI) 


Kelly Hodder    |    Planner
Ms. Hodder joined the Planscape Team in 2014 in the capacity of Planner, bringing well-rounded environmental background as well as graphic and design skills.
Ms. Hodder finished her Masters of Landscape Architect at the University of Guelph with the completion of her thesis titled: Walk, Run or Fetch: Designing outdoor space in animal shelters (2013).  She has had the opportunity to present her research to the Campbell Centre for Animal Welfare (CCAW) and the Ontario Society for Prevention of Cruelty to Animals (OSPCA).  Her coursework focused on environmental design and master planning.
She also graduated from the University of Waterloo with a Bachelor degree in Environmental Studies, majoring in Environment and Resource Studies, and minoring in Geography.  This coursework ranged from sustainable economic, social and environmental development to natural history, ecology, and physical processes such as geomorphology.  In addition, Ms. Hodder obtained a diploma in Ecological Restoration through her chosen coursework.

Jennifer Thomson    |    Planning/GIS Technician

Jennifer Thomson provides computer aided drafting and design (CAD) and GIS support to Planscape for almost 19 years.

Jennifer Thomson obtained her B.A. (Hon) in Geography from Laurentian University and is a graduate of the Urban & Regional Planning Technology Program (GIS and CAD) of Fanshawe College of Applied Arts & Technology.

Since joining Planscape Inc. in 2001 Mrs. Thomson has provided mapping support on Official Plan and Zoning By-law projects for the Township of Algonquin Highlands, McMurrich/Monteith, Minden Hills, Ryerson, Brethour, and West Nipissing Ouest.  

She has expanded her expertise to include Agriculturally related statistical profiles and mapping for:  the City of Hamilton Agricultural Economic Impact and Development Study Update; Greater Toronto Area - Profile of Agricultural Attributes in the GTA - Phase 2; Holland Marsh Agricultural Impact Study; Greenhouses Grow Ontario - The Greenhouse Sector in Ontario - 2009 Update; Ontario Grains and Oilseed Value Chain Study; Ontario Fruit and Vegetable Agricultural Impact Study; Regional Municipality of Niagara Agricultural Economic Impact Study Update and the Golden Horseshoe Agriculture & Agri-Food Strategy Food and Farming Action Plan - Implementation Strategy & Background Report.

Nancy Houghton    |    Business Manager

Nancy Houghton joined Planscape in September 2012. She brings 20+ years experience as a manager in the financial services industry focusing on operations and support.

Having worked as an office manager for a high end property management company before joining Planscape, this experience has provided her insight into the challenges faced by our clients in the planning process. In the Business Manager role she will manage all of the financial responsibilities of the firm focusing on daily operations.

Carol  Fraser    |    Executive Assistant

Carol Fraser has been an integral member of the Planscape team for over 15 years. 

Carol brings wealth of municipal experience that was acquired during her 20+ years of service with the Township of Muskoka Lakes. 

Carol is one of the first contacts you will make at Planscape as she is the charismatic voice on the other end of the phone when calling in. She also provides assistance with day to day office administration, the completion of Township of Muskoka Lakes research, and the completion and filing of various municipal applications.

Wanda Roloson    |    Executive Assistant

Wanda Roloson joined Planscape over 10 years ago and brought with her many years of municipal experience from the County of Oxford and Town of Huntsville. 

Wanda is also one of the first contacts you will make with Planscape as she is another one of the friendly voices you hear when communicating with Planscape. 

Wanda holds an important role in the formatting, compilation and production of large proposals, as well as day to day office administration, and the completion and filing of various municipal applications.
